All at ground floor level, approx. 50 sq. m.This work has to be carried out prior to the staff offices work being carried out, in order to decant staff and may be carried out prior to this contract.(2) Scottish National Gallery of Modern Art, Modern One, 75 Belford Road, Edinburgh, EH4 3DR. (ART DELIVERY AREA):Art delivery area in our conservation department approx. 12 sq. m. This entails enlarging an existing single door to a double door and building a structure in masonry to match the existing, incorporating a single access/escape door, a large security insulated sliding-folding delivery door approx. 5m wide x 3m high and finished with a slated pitched roof. External works consist of drainage and a new access road approx. 5m x 15m. Alterations to intruder alarm system, fire alarm system, electrics and lighting.This work has to be carried out prior to work on the staff welfare area starting, as this involves closing the existing delivery route.(3) Scottish National Gallery of Modern Art, Modern One, 75 Belford Road, Edinburgh, EH4 3DR. (STAFF OFFICES AND WELFARE):Generally fit out work at ground level, with alterations to M&E and electrical but very few structural alterations.The building will have a fabric and environmental upgrade along Passivhaus lines (EnerPHit standard for upgrade of existing buildings). This involves careful detailing to the building fabric and a Mechanical Ventilation with Heat Recovery (MVHR) system. It will be an advantage if a main contractor and/or subcontractors have experience of this type of work.Conversion of existing rooms to four open plan offices, three individual offices and toilets. (approx. 450 sq. m.).Conversion of existing rooms to staff welfare facilities two meeting rooms, kitchen and dining area and storage. (approx. 150 sq. m.). Open up internally and upgrade three existing windows, remove roller shutter door approx. 3m x 3m and install three sash and case windows.Alter existing heating system so that offices and staff welfare area are on a separate circuit from gallery space on the first and second floors.Additional power, IT points, new lighting and heating. Alterations to security, smoke detection, BMS, etc.Install Mechanical Ventilation with Heat Recovery (MVHR) system.
