The contract is structured into three main blocks: a) Fixed part: Includes driving facilities, preventive, predictive, normative maintenance (technical and legal), labor corrective maintenance, Maintenance Management Computer Aided (CMMS) including customer care, as well as the costs Revision and regulatory inspections. b) Variable part: Includes all billable activities excluded from the fixed part as material corrective maintenance and other actions arising from alteration or amendment of facilities or systems. This section also includes billing for replacement materials following comprehensive maintenance actions, if repair or replacement is not due to defects of preventive maintenance. c) Energy Management: Energy management is understood by those actions carried out by the contractor to optimize electrical consumption of different buildings under contract thus improving the energy efficiency of them. Contemplates the incorporation of elements and more efficient equipment, as well as the incorporation of mechanisms of control and measurement.
