Sairaalassa hoidetaan vuositasolla arviolta 250 000 potilasta ja se on lähes 7000 ihmisen työpaikka. Kun asiakasvirtaan lasketaan mukaan potilaiden saattajat, vierailijat ja opiskelijat, päästään varsin mittaviin potentiaalisiin asiakasmääriin. Nykyisellään kahviloiden vuosiliikevaihto on n. 1 300 000 € sisältäen tilaustarjoilut. Vuosiliikevaihdon jakautuminen kahvio Neilikassa on ollut salaattilinjasto n. 13 %, kahvilapalvelut n. 67 % ja tilaustarjoilut n. 20 %. Tilaustarjoilujen määrä on vuosittain n. 50 000 kpl, määrä vaihtelee. Pohjois-Pohjanmaan hyvinvointialueen ateria- ja puhtauspalvelut kilpailuttaa OYS sairaalan A- ja N-rakennuksissa sijaitsevien kahvila Auroran ja kahvila Neilikan vuokrasopimuksen ja liiketoiminnan käyttöoikeussopimusmallilla tämän tarjouspyynnön ja sen liitteiden mukaisesti. Uudisrakennuksen A-talossa sijaitseva kahvila Aurora on asiakastiloineen 262 m2, ja se vuokrataan Palveluntuottajalle käyttöoikeussopimuksella. Kahvila Neilikan käyttöoikeussopimuksella vuokrattava kokonaispinta-ala on 208 m2. Kummastakin kahvilasta tehdään oma vuokrasopimus, jossa tarkemmat yksityiskohdat määritellään. Vuokran määräytyminen perustuu kiinteään perusvuokraan, jonka lisäksi tarjoaja antaa hinnan liikevaihtosidonnaiselle lisävuokralle. Liikevaihto pitää pystyä todentamaan valitun Palveluntuottajan kirjanpidosta ns. Open Books –periaatteella. Käyttösoikeussopimuksen ja palvelutoiminnan arvioitu alkamisajankohta on 1.12.2024 tai viimeistään 1.1.2025. Tarkka aloituspäivä sovitaan valitun Palveluntuottajan kanssa. The meal and cleaning services of the North Ostrobothnia welfare area will tender for the lease agreement and business license agreement model for cafe Aurora and cafe Neilika, located in the A and N buildings of the OYS hospital, in accordance with this call for tenders and its appendices.
