Projektbeschreibung Die Innovative Energie für Pullach GmbH betreibt seit 2005 die Fernwärme-Versorgung der Gemeinde Pullach im Isartal durch Wärmegewinnung aus Tiefengeothermie, sowie den Ausbau und Betrieb eines Verteilnetzwerkes zur Lieferung der Wärme an Haushalte, Gemeinde- und Gewerbebetriebe. Aktuell sind circa 1.300 Haushalte und Betriebe an das Netz angeschlossen. In der bestehenden Energiezentrale “Pu-Nord EZ” wird u.a. die Energie aus dem geförderten Thermalwasser über Wärmetauscher entzogen und an den Fernwärmewasserkreislauf übertragen. Der Betrieb dieser Anlagen erfolgt in Eigenregie der IEP, unterstützt von geeigneten Vertragsunternehmen. Der Erfolg des Konzepts hat in den letzten Jahren zu einer stark gestiegenen Nachfrage geführt, so dass eine Erweiterung der Leistungsfähigkeit des Gesamtsystems geplant ist. In diesem Zuge ist vorgesehen, Pu-Nord EZ signifikant zu erweitern, um den gestiegenen Anforderungen gerecht zu werden. Die IEP treibt die Wärmewende für die Gemeinde Pullach zur nachhaltigen, umwelt- und ressourcenschonenden Versorgung der Haushalte und Unternehmen voran. Entsprechend wird Wert gelegt auf die Berücksichtigung von Umweltstandards in der Bauausführung. 2. Gegenstand des Verfahrens Der Umbau und Ausbau des bestehenden, 18 Jahre alten Heizwerks ist erforderlich, um dieses einerseits technisch auf den aktuellen Stand zu bringen, vor allem aber um neue Kunden adäquat, sicher und zuverlässig beliefern zu können. Das Heizwerk besteht heute aus einem überirdischen Betriebsgebäude mit Keller, sowie einer direkt anschließenden unterirdischen Halle für die Anlagentechnik. Eine wesentliche Anforderung an die Bewerber ist, dass während der gesamten Um- und Ausbauphase zu keinem Zeitpunkt eine Störung oder Gefährdung des Betriebes erfolgen darf. Dies betrifft u.a. Zugang und Zutritt zu den bestehenden Gebäuden, die Unversehrtheit aller Ver- und Entsorgungsleitungen sowie die Anlagentechnik. Gegenstand dieses Vergabeverfahrens ist Los 8: Heizung, Lüftung, Sanitär mit folgenden Arbeiten: A) Demontage und Rückbau von Wasserleitungen und Lüftungsinstallationen B) Lieferung und Montage von Sanitäreinrichtungen, Abwasser- und Trinkwasserleitungen, sowie einer Enthärtungsanlage und Frischwasserstation C) Lieferung und Installation der Kälte- und Heizungsanlage D) Lieferung und Installation von Lüftungsgeräten Eine genauere Beschreibung der benötigten Leistung sowie ein Plan mit Schnitten/Ansichten des geplanten Gebäudes und ein Freiflächenplan ist als Anlage 2, 2a und 2b den Vergabeunterlagen beigefügt. Der Beginn dieser Arbeiten ist für den Zeitraum 17.-20. September 2024 vorgesehen. Zieltermin für den Meilenstein “Halle Gebäudehülle errichtet” ist die KW 41 (7. - 11. Oktober 2024, der Zieltermin für den Meilenstein “Kopfbau Gebäudehülle dicht” ist KW 49 (2. - 6. Dezember 2024). In separaten Vergabeverfahren werden weitere Leistungen (u.a. Aufzug und Gebäudeautomation) für die Energiezentrale ausgeschrieben und vergeben. Diese Arbeiten sind nicht Gegenstand dieses Vergabeverfahren, sie sind jedoch ebenfalls für den o.g. Rahmenterminplan geplant. Die komplette Fertigstellung der Energiezentrale ist für die KW 22/2025 (26. - 30. Mai 2025) erwartet.
