Request for Lease Proposals (RLP) \ 25REG07 - Office Space Description This advertisement is hereby incorporated into the RLP 25REG07 by way of reference as an RLPattachment.U.S. GOVERNMENT seeks to lease the following office space through the Automated AdvancedAcquisition Program (AAAP):City: San AntonioState: TXDelineated Area:Minimum ABOA Square Feet: 29,277Maximum ABOA Square Feet: 32,205Space Type: OfficeLease Term: 17 15Offerors are encouraged to submit rates for all terms available in the AAAP for consideration againstfuture GSA requirements.Amortization Term: 8 years for both Tenant Improvements and Building Specific Amortized Capital.AGENCY UNIQUE REQUIREMENTS:1. This office is public facing and the Government tenant will receive a high volume of visitors at thisoffice.2. The Federal Security Level (FSL) is estimated to be 2.3. If the space is located on the first floor then a shatter resistant film is required to be providedand installed on the exterior windows.4. The space must be located on no more than 2 contiguous consecutive floors and cannot belocated above the 4th floor of the building. In addition, if the space is located above the first floor,a minimum of two passenger elevators are required along with a freight that is capable ofaccommodating Government equipment that weighs approximately 800 lbs.5. The exterior doors of the Governments space shall have automated access controls andhigh security locking hardware..6. Some walls within the space will consist of ballistic resistant materials containing acrylic andpolycarbonate plastics. Special cleaning requirements will apply to these areas.7. The Government-s space and some other locations in the building and on the leased premiseswill require closed circuit television cameras (CCTV). An appropriate level of exterior lighting isrequired to CCTV camera coverage8. The Government-s space must be accessible 24 hours a day, 7 days a week.9.
