The space shall be located in a quality building, constructed of sound and substantial construction, and shall be in compliance with Federal Laws & Regulations governing federal leases, building & fire codes, and the American with Disabilities Act (ADA). In addition, the space offered must be either new, new construction, modernized building, or one that has undergone restoration or rehabilitation for the intended use. All design and construction shall meet the most current VA Standards. Lease should be full service. On-site parking for 30 vehicles is required. The term should be 20 years, (7) years firm with a (13) year soft term. Common Area Factor (CAF) 1.35 To be considered, space must be within Corpus Christi and bordering a delineated are as follows: North – Highway 37 to North Shoreline Blvd East – Yorktown Blvd to Weber Rd to Highway 286 to Saratoga Blvd to Old Brownsville Rd to Highway 358 to Highway 37 South – Ennis Joslin Rd to Highway 358 to Rodd Field Rd/ to Yorktown Blvd West – North Shoreline Blvd to Ocean Drive to Ennis Joslin Rd The space shall be of contiguous office space in a professional and aesthetically pleasing Building. Space offered must be in a quality building of sound and substantial construction, either a new, modernized building, or one that has undergone restoration or rehabilitation for the intended use. Space shall be in a prime commercial office space with attractive, professional surroundings. Streets and public walkways shall be well maintained. Space shall be located on the ground floor. Offerors must provide evidence that properties are outside the 100-year flood plain. A market survey of properties offered for lease will be conducted by the VA.
